Deals

Track each buyer's interest in one of your listings, from first enquiry through site visit, LOI and SPA to closing.

Open a deal for a listing, move it through its stages and keep the offer and notes up to date.

A deal joins one of your listings to a buyer. You only see deals on your own listings.

The stages

StageMeaning
InquiryThe buyer has asked about the property
Site VisitA viewing is arranged or done
LOIA letter of intent is on the table
Due DiligenceSearches and checks are under way
SPAThe sale and purchase agreement stage
ClosedDone
DeadIt fell through

Every stage except Closed and Dead counts as Open in the box at the top of the page.

Starting a deal

  1. On Deals, press New Deal.
  2. Under Listing, search by location and pick one of your listings. A deal needs a listing.
  3. Under Buyer, search your contacts by name or company. You can leave it empty, but you can't add a buyer after the deal is created.
  4. Choose a Stage, and fill in Offer Price (RM) and Notes if you have them.
  5. Press Create Deal.

The quickest way in is from a buyer's enquiry. Convert to Contact + Deal creates the contact and an Inquiry-stage deal on that listing in one go, with the buyer's message as the notes. See Enquiries from buyers.

Keeping it up to date

The Stage buttons above the list filter by stage. ALL shows every deal. Each row shows the stage, the property, the buyer and the offer. Twenty load at a time; Load More brings the rest.

Click a deal to open its panel. It shows the listing's category, its asking price and its current status, plus the buyer's name, phone and email. Change the Stage, Offer Price (RM) or Notes, then press Save. In the panel's Stage list, two stages show without spaces: "SiteVisit" and "DueDiligence".

Moving a deal to Closed doesn't change the listing. Mark the listing Sold or Rented yourself. See Listing statuses: what is public.

The buyer can't be changed from the panel once the deal exists. There is also no delete button. Use Dead for a deal that went nowhere.

Deleting a listing that still has open deals asks you to confirm first. Once the listing is gone, its deals no longer show on your Deals page, so close them out before you delete.

Deals and the rest of your work

  • A contact's panel on Contacts lists their deals, with stage and offer.
  • On Tasks, you can link a task to a deal, such as "Chase the SPA signing". See Tasks.
