Who posts listings, and how they are checked

Who can post on MRE2U, what the site checks and what it doesn't, and when a listing comes down.

Who can post

Listings are posted by real estate agents with an MRE2U agent account. A buyer account can save listings and set alerts, but it can't post anything.

Every new agent account starts out pending. It can't add a single listing until someone at MRE2U looks at the account and approves it by hand. An agent's public profile page only exists once they're approved.

What isn't checked

Listings go live as soon as an approved agent publishes them. Nobody at MRE2U reviews each listing first, visits the property, searches the title or confirms the price. What a listing says is the posting agent's word.

The same goes for the agent card. The name, job title, agency and agency registration number come from the agent's own profile, and MRE2U doesn't check them against any register.

There are two kinds of listing. A Full listing is a property the agent is handling directly, usually with photos; these are the ones on the Properties page. A Classified is a shorter ad, often a lead the agent has picked up rather than a property they manage. Both appear on the Classifieds page.

When a listing comes down

Only live listings are public. When an agent marks a listing sold, rented or withdrawn, or takes it down for any other reason, its page, its cards on the Properties, Classifieds and area pages, and its flyer all go. Anyone opening an old link sees "This listing is not available.", and an old flyer's QR code leads to the same message.

Listings an agent keeps for other agents only never appear on the public site at all.

Enquiries

An enquiry goes only to the agent who posted the listing. Only live listings accept enquiries, and the form has limits to keep out spam. See Enquire on a listing.

Checking for yourself

Before you pay anything or sign anything:

  • View the property in person.
  • Ask the agent for their own REN or PEA number (the Reg No. on the listing is the agency's) and look it up with the Board of Valuers, Appraisers, Estate Agents and Property Managers (LPPEH).
  • Have your lawyer run a title search, and check the tenure, any encumbrances and whether the land is Malay reserve.
  • Never pay a deposit to anyone you haven't met or can't verify.
